L&I Headquarters Building Elevator Modernization

Elevator For the (4) four overhead traction elevators and (2) hydraulic elevators, replace/restore/refurbish elevator equipment including but not limited to: new controllers, machines, governors, hoist ropes, hoistway doors, new cabs and cab interiors, new car and hall fixtures, include car riding direction indicator, and car arrival gong. All updated systems shall include capabilities for response to fire and seismic events and for use on emergency power. Adapt the existing building fire alarm and electrical power systems as necessary. Adapt all other elevator equipment per specifications. Reskin hoistway openings with stainless steel for elevators 1-4 in shared lobbies and for elevator 5 lobbies. Elevator cab interiors 1-3 and 5 to receive resin panel finishes. Mechanical Provide, install and test heat pumps hp-1 and hp-2 is shown on the drawings, including condensate drain line and refrigerant piping. Provide and install heating/cooling thermostats for elevator machine room heat pumps. Coordinate work with electrical. Electrical Provide new power to feed new elevator equipment. Re-use existing emergency power. Provide new fixtures and GFCI receptacles in pits and elevator machine rooms (EMRs) to meet current codes. Provide independent circuits for each pit and EMR. Provide cab power and intercom circuits with lockable disconnects. Provide new circuits for fire service and phase I/II recall. Provide communications cable to tie elevator system into Owner communications system. Bid alternate work includes replacement lighting in elevator lobbies. Architectural In elevator pits: install replacement pit ladders and prep/paint floor and walls up to level of first landing. In elevator machine rooms: prep/patch/paint floor infill exterior wall where mechanical is demolished and provide watertight protection around new mechanical penetrations. At all elevator lobbies: replace call stations and patch/paint lobby walls, soffits, and hoistway openings not receiving stainless reskin. Install lighting resin panels and replace suspended ceiling. Refinish all elevator cab interiors.
