Damman School Additions and Modifications - Ellensburg - ARI

This project is an addition to and modernization of the existing Damman School. The school at this site dates back to 1890 when it was a two room school. In 1916 the Gymnasium was added. The Multi-Purpose Room and current Toilet Rooms were added in 1986. The existing building is 5,199 SF with a partial Basement. The additions will include a 1,528 SF addition on the north end of the building, which will include an additional Classroom, new Toilet Rooms, and a Storage Room, and a 192 SF addition, on the west side of the building, to provide storage for the Gymnasium. Both additions will have a crawlspace. A 321 SF Mechanical Room will be created in a portion of the Lower Level. The remaining portion of the existing Basement will be converted into a crawlspace. The existing Toilet Rooms (170 SF) will be remodeled and converted into a Staff Toilet and Workroom. The roof over this section will be restructured to improved drainage. The existing building systems will be upgraded as part of this project. The HVAC system will be upgraded and air condition will be added to the building. The electrical system is being upgraded and revised from an exterior panel system to an enclosed electrical room. The light fixtures and lighting controls are being upgraded to improve the buildings energy efficiency. The fire alarm system is being upgraded. A fire sprinkler system, including an 8,000 gallon water storage tank and fire pump, is being added and will cover the entire facility. The existing septic system capacity is being increased with an additional tank and additional drainfield capacity. This building is designed and will be constructed in accordance with all applicable building codes and standards. The additions will comply with the Washington State Energy Code and the existing spaces will be brought into compliance, as much as feasibly possible. All new systems being added to the existing spaces will meet current codes. The building is an E-Occupancy (education) and Type V-B construction with an automatic fire sprinkler system.
